Ocean Ave

construction beginning 2025

110 Ocean is in the heart of the Revere Beach neighborhood and is currently the site of a supportive group living home owned and operated by North Suffolk Community Services (NSCS). NSCS’s commitment to serving the community inspired their collaboration with The Neighborhood Developers to redevelop the site to maximize their impact by providing additional homes for those needing mental health services who can live independently. 

The new 7-story building will continue to house the group living program and NSCS supportive services while adding 48 affordable dwelling units, operated by TND.

As a strategy to maximize the number of dwelling units, the building fits 7-stories under 70-feet of total height, thus avoiding high-rise construction complexities. This was achieved by utilizing relatively slim CLT floor slabs which reduce the floor assembly thickness compared to more common truss framing.  

In contrast to neighboring developments which use minimum zoning setbacks to determine their building footprint, the floorplate of 110 Ocean Ave was designed as a sawtooth which steps back from the sidewalk to create usable outdoor space. Additionally the floorplate provides every residential unit with a corner living room.
